Season for sales in Kommetjie gets into swing

Sales of Kommetjie property tend to be seasonal, with most of the sales taking place in first quarter of the year.  “According to statistics from Lightstone, in the last year a total of 117 properties were sold, R12 million being the top price obtained for a beach front property,” says  Mike Greeff, CEO of Greeff Properties, an exclusive affiliate of Christie’s International Real Estate. Greeff has recently opened a sales office in Kommetjie, having incorporated J and B Russell Estates under its umbrella. “The average selling price for homes in Kommetjie itself is in the region of R2,4 million,” says Greeff’s Kommetjie agent, Jill Russell. “At the moment we are experiencing substantial price growth in the lower- to middle-end of the market due to an increasing number of buyers and a shortage of stock in this price bracket,” adds Russell.
“Kommetjie supports a diverse yet harmonious community, ranging from fisherman to professors, long-time residents, newcomers and a combination of differing age groups. The smallest percentage of homeowners are pensioners wanting to retire here and enjoy what Kommetjie has to offer,” says Russell. She adds that the largest group are aged 40 to 50, and these are buyers who enjoy a community environment and a healthy, outdoor, family-orientated lifestyle. “Many buyers hail from up-country and seek properties in Kommetjie due to its natural beauty and relaxed rural ambiance, plus the opportunity to bring their children up the “Old Fashioned Way,” says Russell’s colleague, Bev Daly.

Wildlife in the Kommetjie is vigorously protected by residents. Nature’s attractions in the area include baboons, which are often seen, but for the most part are kept out of the residential areas by so-called ‘baboon monitors’. Southern Right Whales can be seen each year during their calving season, Cape Clawless Otters leave their spoor around the white beaches (and are often seen frolicking in the sea and at the mouth of the Bokramspruit), while Guinea fowl, Francolins and Porcupines are also common residents of the surrounding flora.
