Trendy Woodstock grows in popularity

Category Property news

With the first half of the year having come and gone, Greeff Christie's International Real Estate is delighted to share the exceptional results we have been able to achieve for our clients in the Woodstock area.

Over the past four years, we've grown our presence in the community, achieved a consistent track record of sales and have displayed a true passion for adding value to our clients' real estate transactions in Woodstock.

During the course of 2019, we were honored to be the recipients of a prestigious global award for market excellence in being named Christie's International Real Estate's Affiliate of The Year for 2018, on the back of the success of our unique marketing strategies and campaigns.

The combination of the above has allowed us to win the trust and confidence of sellers that have ultimately taken us to record levels of success.

From a political and economic standpoint, the year has been turbulent with many ups and downs. At the beginning of 2019, a saturated real estate marketplace, new developments going up swiftly and the major clouding factor of the upcoming National Elections created for a somewhat blurry picture of what the future of the peripheral suburbs of Cape Town could look like.

Woodstock and the Greeff team in the area have come out on top, having achieved just under R50 million in sales in the suburbs within the past 6 months. This is a significant achievement, especially with the market being more lacklustre on a local and national level.

Justin Nortier, Senior Broker in Woodstock comments, "The market in Woodstock is consistently changing for the better, with a massive drive for new developments giving a positive sentiment to the market.

"There have also been the additions of new retail segments within the areas and the lessening of the divide between the CBD and Woodstock. Given this, and the still largely inflated property prices of surrounding areas such as Gardens and Tamboerskloof, it seems that perhaps purchasers have found the trendiness of Woodstock along with relative affordability appealing, causing it to be 'the area' to find the right home.

"We are currently seeing sellers achieving premium prices for their properties due to this demand".

The year so far in numbers:

- 19 sales achieved in Woodstock for the first 6 months of 2019
- An average property selling price of R2 600 000 by the Woodstock division
- Three sales per month on average
- The highest sale achieved at R4 300 000 and the lowest sale price achieved at R1 030 000

Currently, there are over 200 listed properties for sale in Woodstock. Through the implementation of bespoke marketing campaigns for each property we bring to market, we've been able to create a sense of exclusivity and desire for the select properties listed with Greeff Christie's International Real Estate and thus an environment for a successful sale.
