Virtually crime free and rising in value: Zwaanswyk is in demand

Category Property news

According to ZAPO (Zwaanswyk Area Property Owners), there has only been one crime related incident in Zwaanswyk over the past 18 months. “The suburb has edged ever higher on the wish lists of those seeking top-end properties,” says Mike Greeff, CEO of Greeff Properties, an exclusive affiliate of Christie’s International Real Estate.

Average selling prices on the rise

Greeff Properties achieved a record selling price of R21 850 000 in Zwaanswyk for their luxurious five-bedroom, en-suite home set on 4099m², which includes a pool and tennis court. According to Propstats, the average selling price rose by 40% over the past 12 months compared to the previous 12 months. “CMA info statistics reveal that selling prices for comparable properties within a 600m radius of the said property, range from R8 077 000 to R10 845 000,” says Greeff. The average selling price for vacant land rose by 23% within the time span mentioned above. According to Propstats, current vacant land in Zwaanswyk is in demand and sells for up to R1, 900 per meter squared.

New Court at Steenberg

Greeff Properties is currently marketing New Court at Steenberg, a new and exclusive gated security estate in Zwaanswyk, which is located on one of the few pieces of vacant land left in the suburb. Eighteen luxury, double-storey, uniquely designed, three-bedroom and two-bathroom homes with guest bathrooms and top-of-the-range kitchens, are to be constructed. “New Court at Steenberg is set on a 1.6 hectare site in Zwaanswyk Road, which offers investors a once-in-a-lifetime chance to buy into the exclusive suburb and acquire a luxury, state-of-the-art home in a security estate,” says Greeff. New Court at Steenberg will be home to landscaped gardens, all of which will include a small vineyard, and it’s envisioned that some residents might even try their hand at producing their own wine.

Scaling down without compromising on space and luxury

“The development fills a gap in the market, in that it’s aimed at a generation of investors with grown-up children who have left home, thus allowing parents a new-found freedom”, explains Greeff. “Many parents in this situation start to feel the need to scale down, but are not yet ready to auction off truckloads of fine art and beautiful furniture in order to squeeze into a radically pared down space in a traditional retirement village”, he adds. “They are also not ready for the significantly slower pace many retirement estates currently embrace”, continues Greeff. “New Court at Steenberg is quite different, in that it offers an opportunity to enjoy the best of both worlds, which is to relax, while having a full-time estate manager living on the premises who takes care of gardening and maintenance issues. This ensures the pool is always sparkling and the lawn is always trimmed. Scaling down to some extent is therefore possible, without compromising on a luxurious sense of space”, he says.  He added that the estate offers a safe lock-up-and-go type of home that allows freedom for stress-free travel. Designed by Mlh Architects and Planners, homes at New Court at Steenberg will have amazing views of the mountain and valley.

Safety and security a priority at New Court

Residents will enjoy a safe and secure environment that includes security measures such as a single entry/exit that is manned 24/7, perimeter electric fencing, as well as CCTV cameras with off-site monitoring. A generator will also eliminate the inconvenience of load shedding.

Foundations are currently being laid at New Court at Steenberg where seven out of 18 units have been sold. Completion is envisaged for September 2016.
