Welcome to Rondebosch

Category Property news

Rondebosch is the epitome of a family-friendly, student-friendly, pet-friendly, and elderly-friendly suburb. Mike Greeff, CEO of Greeff Christie's International Real Estate says ''it has everything you might need, no matter what stage of life you're in - this is certainly one of the things that adds to the Rondebosch charm and appeal''. Can you imagine, living your entire life in one suburb but experiencing it differently every few years? Rondebosch can give you that.

With some of the leading schools in the country, this is the ideal place to raise a family. Once the kids are out of school, they needn't look much further for a university because UCT is right on your doorstep - along with some excellent colleges i.e. Varsity College and Damelin. They get to have the full student experience with Rondebosch's excellent nightlife as well as ''The Claremont Strip'' not too far down the road.

As for mom and dad, there is tons for you to do too. Rondebosch is home to the famous Baxter Theatre where there are always plenty of shows for you to enjoy. There are also restaurants galore - from the laid-back Sticky BBQ to the exclusive Hussar Grill - there is something to tickle everyone's fancy.

The pièce de résistance of Rondebosch is most definitely the Rondebosch Common. It's located in the heart of Rondies, as the locals affectionately call it, and is the 'second home'' to many, if not all the residents - including the fur members of the family. Every day, regardless of the time, there are scores of people walking or jogging around the Common with their four-legged fur-babies. You might even spot an over-indulged pooch walking around the popular Riverside Mall while his owners do their weekend shop.

Property in Rondebosch is sought-after for many reasons. Apart from the superb schools, the suburb is perfectly positioned less than 10 kilometers from the CBD and close to the airport. All major highways are easily accessible and you're just a short drive away from Kirstenbosch Botanical Gardens and Table Mountain.

When considering a suburb in which to buy a home, buyers are always considering the safety of the area. According to a Cape Argus report, Rondebosch is considered one of the safest suburbs in the Cape Peninsula. This is largely due to the efforts of the Rondebosch Community Improvement District (RCID), a group of volunteers that are actively involved in safety and security in the suburb. The RCID meets with the police and the suburb's security provider on a regular basis and report back to residents so they are always kept abreast of any developments.

According to Propstats and Lightstone analysts, during the last year (March 2019 - March 2020), the average price of a free-standing home is R5 million and a sectional title home is, on average, R1.9 million. In the greater scheme of things, buying a home in Rondebosch is a long-term investment and you are essentially purchasing your ''forever home'' but should you wish to sell, you are almost always guaranteed a return on investment because Rondebosch will always be a sought-after suburb.

The rental market is also booming in Rondebosch because of the abundance of students. Every year, there is an influx of students who need accommodation and as a result, rentals are always needed. Mark Burt, Rental Manager for Greeff Christie's International Real Estate says that ''there is a rush between November, December and January when students are scrambling for accommodation'' but it usually gets back to normal by February when the first semester is in full swing. Rentals, according to Burt, range from ''R10,000 a month for an apartment and R21,000 for a free-standing house''. An apartment can house 1 - 2 people and a house about 3 - 4.

Schools in the suburb:

  • Rustenburg High School for Girls
  • Rondebosch High School
  • Bishops Diocesan College
  • St Joseph's Marist College
  • Micklefield
  • Forres Preparatory School

Things to do in the area:

  • Take a walk around the Rondebosch Common - perfect for your kids and pets alike.
  • Enjoy a show or two at The Baxter Theatre.
  • Pay a visit to the Rondebosch Potters Market bi-annually in March and November.
  • Play a round of golf at Rondebosch Golf Club.
  • Grab a cuppa at The Social Bean at Riverside Mall - R20 for any coffee on the menu before 8am along with a range of excellent daily specials.

Rondebosch is one of the jewel's in Cape Town's crown and it's a suburb that suits everyone. There is always something to do and something new to discover and if you are raising a family, you could not choose a better suburb. With all the bells and whistles, Rondebosch is truly the ''homiest'' suburb in the Mother's City.
